Landlord Fees

The following is a detailed list of Fees and Charges that may be incurred before, during and after a Tenancy arranged by Pomp Properties Limited.

Landlord Fees & Administration Fees

LETTING ONLY 12% (of the contractual rent payable upfront in one lump sum)

  • Pomp Properties will arrange photographs and floor plans of the property where possible and market the property on portals to which we subscribe and corporate entities with whom we have an established relationship
  • Advise on preperation of the property for letting and legal regulations
  • Accompanied viewings
  • Negotiate offers
  • Reference and Right to Rent check both Tenants and Companies
  • Arrange inventory and check-in
  • Negotiate offers
  • Collect and remit initial months rent less fees, charges and pre tenancy invoices
  • Protect the security deposit with My Deposits

LETTING AND RENT COLLECTION 14.4% (of the contractual rent payable on a monthly or upfront lump sum)

  • In addition to the Letting Only service we will collect the rent on a monthly basis and remit to the landlord less fees, charges and pretenancy invoices
  • Pursue nonpayment of rent and advise landlord on measures to take in cases on nonpayment or persistent late payment
  • Make any HMRC deduction and provide tenant with the NRL8 (if relevant)

FULL MANAGEMENT 19.2% (of the contractual rent payable on a six month or upfront lump sum)

  • In addition to all of the above Pomp Properties will notify utility providers and the local authority of the change of tenancy.
  • Conduct two inspections per annum and notify the landlord of the outcome
  • Arrange, supervise and instruct routine / minor repairs having submitted at least two quotes to the landlord for approval
  • Negotiate any renewal request
  • Hold a management set of keys throughout the term of the tenancy
  • Negotiate the return of the deposit in line with the tenancy agreement and My Deposit guidelines

  • Gas Safety Certificate (GSC): £78.00
  • Energy Performance Certificate (EPC): £120.00
  • Electical Installation Certificate Report (EICR): £210.00
  • Deposit Registration: £42.00
  • Inventory ‘make’ – priced per property based on size of property, please enquire for further details
  • Inventory ‘check out’ – as above
  • Additional property visits £60 per visit £60.00
  • Submission of non residential landlord’s receipts to HMRC: £90.00 per visit
  • Tenancy renewal fee (landlord share): £120.00
  • Arrangement fee for works or refurbishment over £1200 12% of net cost
  • Court Attendance: £180.00 per half day plus our reasonable costs and expenses
  • Withdrawal from an agreed offer: £720.00

All fees and charges above are shown inclusive of VAT
